1. Take Advantage of Your Freedom

Anybody can attend a public open house, from neighbours to active home Buyers to people simply thinking of making a move, whether you have signed with a Buyer’s Agent or not. Visit Open Houses so you can talk to the Listing Agent or even the Owner directly. They might be able to reduce the price since they will get both commissions. Win-Win!

2. Get in touch with the Owner

Talking to the Owner will give you a better idea of how Motivated they are to sell the property & what price they are expecting.

3. Take Photos of EVERYTHING

Take photos of everything that might need to be fixed or renovated. Try to take videos as well so you can look back and have solid proof and there is no confusion. You can also reference these photos to see get quotes from contractors or appraisers so you’re not being short-changed during the purchase.

4. Do NOT:

Tell the host REALTOR your budget, hopes, dreams and personal situation. Remember: the agent hosting the open house represents the Seller, and if you end up being interested in the home, what you’ve told them may be used against you.

5. Be clear about your intentions

If you’re working with an agent, be upfront about it. If the house ends up getting an offer at 8 pm on Saturday, the listing agent will be able to contact your REALTOR before the Sellers accept another offer. It’s never fun when a house you’re interested in gets sold out from under you. Plus if you confess to working with an agent, you’re less likely to get harassed by the open house agent.

6. Take note of Your Competition

Trying to get a feel for a home amidst the foot traffic of other buyers can seem a tad overwhelming, but try to figure out how many other people are interested in the home. If there are too many interested prospects, you might not be able to get a bargain on the property.

7. ASK QUESTIONS!

Here are some important questions to ask during an open house:

1. How many offers has the seller received?

2. Why are the sellers selling?

3. How long has the property been on the market? Why?

4. When was the house built? Any updates?

5. How much are monthly utilities?

6. How motivated is the seller to sell the property?

7. What are the neighbors like?

8. How are the local schools?

9. What’s the noise level in the neighborhood?
